The Home- Welcome to Moonlight Ridge. Centrally located in desirable Moonridge area. Quick drive to Bear Mountain Ski Resort, Bear Mountain Golf, and Alpine Zoo. All the updated mountain vibes you crave when unwinding with the family. We have sleeping spaces for 6 guests, however we are allowed 8 guests.
Kitchen (entrance level)- Full sized Fridge, gas stove, microwave, toaster, and coffee maker. Fully stocked with utensils, cookware, and dishware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, and sugar.
Kitchenette (second level)- Mini fridge, coffee maker, sink. Direct access to the deck.
Main Dining (entrance level)- Open to the lower living area and main kitchen. Seating for 6.
Second Dining (second level)- Located in the kitchenette. Booth style seating for 5.
Lower Living Room (entrance level)- Plush leather couch and love seat.
Bedroom 1(entrance level) – California king, dresser, and side tables.
Bedroom 2(second floor)- Queen bed, hooks for clothes, and side tables
Bedroom 3(second floor)- Queen bed, closet, underbed drawers. Access to bathroom 2.
Bathroom 1 (entrance level) – Shower/tub combo with single vanity. Laundry area.
Bathroom 2(upstairs)- Shower/tub combo with single vanity. Access to Bedroom 3 and upper living room.
We provide shampoo, conditioner, body wash, cotton rounds, cotton swabs, and floss picks. We do provide limited hand towels and wash cloths. 8 bath towels provided. (Not for lake use, please bring extra for lake use.)
Laundry- Located in lower-level bathroom.
Yard- Not fenced. Mainly hillside. There is a flat portion immediately behind the home. Seating and propane grill.
Deck- Large deck. Access from second floor. With peek a boo views of Bear Mountain Resort.
Parking- Flat surface, parking for 3 cars.

You have access to majority of the home. There is 1 closet locked for our team and supplies. There is also a loft area that is not for guest use as it is not part of our permit for guests.

Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.
Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from
10:00 p.m. – 7:00 a.m.
Take your furry friend with you(THIS IS NOT A PET FRIENDLY HOME)
Take your dog with you so they do not disturb
surrounding neighbors. You will find that Big Bear Lake
is very dog-friendly!
Take trash to dumpster locations

Consequences
Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.
Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.
Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.

Occupancy (8) and car limit (3) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. Please adhere to these limitations. Check in time is 4pm. Check out is 10a.

ALL trash must be taken to local trash dump site. It’s a city mandate for short term rentals. Address included in check in details. Failure to do so will result in a per bag charge. No exceptions. (our homeowners abide by this rule when they stay)
Keypad code will be provided once identification is verified in person at our office 41312 Big Bear Blvd (Sun-Thu 12p-8p & Fri-Sat 12P-9p). Late check in available for extra fee ($25 per hour until 12a. No check ins after 12a). Late check in will need to be arranged and approved day of check in.
Animals- This home does not allow any type of animal. Please respect the owners and their home by selecting an animal friendly home. If you would like help seeing our animal friendly homes, send us a message, or view our available homes. Most of our homes have “Pet Friendly” in the title.
Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.
Early check in- No guarantees will be made. Our office is open at 12p. Feel free to check in at that time. If the home is ready upon your arrival, we will let you have access. Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.
Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.
Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel and salt is provided in the home for your convenience.
If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours of check in time. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental.
